Demolition process
Demolition happens in stages, taking up to 16 weeks to complete, depending on factors such as weather. This allows for careful planning and to ensure the safety of workers on site, neighbours and the community.
Fencing the premises
A fence will go up around the perimeter of the site and fence signage with the NSW Government and demolition contractor contact information will be installed. The windows of the property will be boarded up, locks will be changed and a warning sign will be placed on the front door.
Sealing the building
Once the site has been set up the property will be encapsulated in plastic and negative air pressure units will be installed to create a safe and sealed environment referred to as the asbestos removal area. The loose-fill asbestos is vacuumed into specifically designed plastic bags, which are double wrapped and removed from the affected property.
Monitoring air quality
Air quality surrounding the building is monitored throughout the demolition process to make sure air quality levels pass the safety requirements for neighbours and the workers on site.
Sealing the property, ready for demolition
Once asbestos is removed, the structure of the affected property is painted with a blue sealant. Then the property is inspected and once it is deemed that all asbestos has been removed, heavy equipment will be brought to the site. The structure will be demolished which takes around one to two days. A misting spray machine will be used to spray water over the demolition work area to wet all surfaces and minimise the risk of any dust being created. The demolished structure is then removed from the site.
Removing asbestos-containing waste
Asbestos and asbestos-containing waste is transported and safely disposed of in accordance with the NSW Environment Protection Authority (EPA) requirements. Asbestos waste can only be disposed of at a waste facility authorised to receive it and in accordance with the Protection of the Environment Operations (Waste) Regulation 2014.
Asbestos transporters and facilities receiving asbestos waste must comply with strict safety requirements and report the movement of asbestos waste to the NSW EPA.
Final Clearance Certificate issued
Once the Final Clearance Certificate is received, the property is prepared for divestment or returned to the existing owner, who chose to retain ownership of their land.
Land owned by the NSW Government will be assessed for future use, giving consideration to the nature and circumstances of the individual property.
Demolition operating hours
The NSW Environment Protection Authority recommends that construction work be undertaken between the hours of 7am to 6pm, Monday to Friday and 8am to 1pm on Saturdays. No demolition work will occur on Sundays or public holidays. Each local council may impose different construction hours.
Safety measures
Demolitions undertaken by the NSW Government are regulated by SafeWork NSW. Contractors are required to prepare extensive plans prior to demolition commencing to ensure the safety of workers, neighbours and the wider community. When they are on site, the contractors will follow strict safety conditions.
Security and maintenance for vacated properties
The NSW Government will arrange for regular monitoring to ensure the ongoing security of the property. Gardens will be maintained and lawns will be mowed.
