The Valuer General's report on land values gives an overview of the movement of land values across NSW. They include:

The new land values reflect the real estate market at 1 July 2024 and were based on the analysis of 54,911 property sales.
Overall, land values increased across NSW by 6.4% from $2.80 trillion to $ 2.98 trillion in the 12 months to 1 July 2024.
Residential land values across the state increased by 7.4% overall from $2.11 trillion to $2.27 trillion. The land values were based on the analysis of 46,797 residential property sales across NSW.
Sydney Metro, Sydney City, Coastal NSW and Regional NSW regions experienced increases between 1.6% and 9.4% in residential land values. These increases were primarily driven by limited supply in some markets, population growth and stability in interest rates. The areas of Regional NSW and Coastal NSW had lower rates of growth when compared with City of Sydney and Greater Sydney regions.
Commercial land values in NSW increased over the 12 months to 1 July 2024, with the total value of commercial land increasing by 3.9% to $170 billion. The land values were based on the analysis of 1,365 commercial property sales across NSW.
The regional areas of Greater Sydney, Sydney City, Coastal NSW and Regional NSW all experienced an increase in land value. Increases ranged from 0.8% (Coastal NSW) to 5% (Sydney City). Increases were largely driven by continued development of new infrastructure and upgrading of existing infrastructure including the rail and metro networks in Sydney.
Industrial land values in NSW increased by 6.0% to $131.8 billion over the 12 months to 1 July 2024. The land values were based on the analysis of 963 industrial property sales across NSW.
The increases were driven by limited supply, access to transport links and the upgrading of infrastructure. The largest increases were in Regional NSW (9.9%) with strong demand to service local economies including the rural sector.
Rural land values increased across NSW over the 12 months to 1 July 2024, with the total land value of all rural land by 1.6% to $309 billion. The land values were based on the analysis of 4,884 rural property sales across NSW.
The largest increase was in Regional NSW (2.7%) where rural lifestyle properties continue to be in demand particularly for those in near proximity to towns and services. Some reductions in land values for Greater Sydney were experienced (-1.5%) to 1 July 2024. This was in part caused by changes to future re-zoning potential, reduced demand from speculative purchasers and impacts from flooding events.
The ‘Other’ category consists of a range of land uses, generally comprising small numbers of properties which tend to follow the trends of other surrounding land values. These land values saw a slight increase across NSW over the 12 months to 1 July 2024, with the total land value increasing by 3.5% to $105.5 billion.
NSW has been divided into 4 regional areas for the purpose of providing summaries to describe land value movements for the main property types in the region. These regions include City of Sydney, Greater Sydney, Coastal NSW and Regional NSW.
