Releasing a tenant's bond at the end of a tenancy
How an agent or self-managing landlord can refund a tenant's bond or make a bond refund claim at the end of a tenancy.
Releasing a bond or claiming a bond refund using Rental Bonds Online
If:
- a tenant lodged their bond using Rental Bonds Online
- the property agent or self-managing landlord is also registered with Rental Bonds Online
then the agent, landlord or tenant can use Rental Bonds Online to submit a claim for a refund of the bond.
Generally, you can only submit a claim after the tenancy has ended for a residential bond.

If you claim all or part of the bond refund and the tenant does not agree
If they do not agree with the claim, Rental Bonds Online encourages the tenant to discuss this with you.
If you and the tenant cannot agree, the tenant can opt to dispute the claim by:
- applying to the NSW Civil and Administrative Tribunal (NCAT) for a residential bond, or
- by applying to the Small Business Commission for mediation for retail bonds.
and notifying NSW Fair Trading by beginning the dispute process in Rental Bonds Online during the 14-day notice period.
To claim a bond refund without using Rental Bonds Online
Landlords will need to claim refunds for bonds lodged on paper using the Claim for Refund of Bond Money form.
