Orchard Hills Stage 1 Rezoning Proposal

The Department of Planning, Housing and Infrastructure is seeking feedback on the rezoning proposal for Orchard Hills in Western Sydney.

What’s this about?

The Orchard Hills rezoning proposal is part of the NSW Government’s commitment to delivering new homes and jobs growth close to transport, services and public spaces in Western Sydney.

The draft Stage 1 Orchard Hills rezoning proposal is focused on rezoning land around the new Orchard Hills Metro Station. Key features of the draft proposal include:

  • capacity for approximately 11,600 new homes, including various housing types like detached houses, dual occupancies, semi-detached dwellings, terraces, and apartments
  • almost 50 hectares of open space, including space for new recreational areas and sporting fields
  • a new local centre around the Orchard Hills Station and two additional smaller centres that will provide shops, services, entertainment and vibrant public spaces for the Orchard Hills community
  • opportunities for cycleways and walkways to improve connectivity.

A draft structure plan has also been prepared that outlines the future zoning intent for land in Orchard Hills that is located outside of the Stage 1 rezoning proposal area. The draft structure plan will guide future planning decisions and provides landowners with information about what Orchard Hills could look like in the future.
