Who we are

Building Commission NSW is the building regulator, ensuring the quality of residential buildings.

We oversee the construction industry with a focus on proactive regulation and data-driven improvements to reduce costs and increase value. We also support industry-led initiatives to build skills and capacity.

Our legislative changes aim to improve regulation and rebuild trust in the construction industry.

We manage:

  • Disputes and complaints about building, renovation, trade or specialist trade work on residential and non-residential buildings.
  • Inspections and compliance for building quality in residential construction.
  • Licensing for tradespeople, design practitioners, and certifiers.
  • Policy development and reform of building laws in NSW.

Improving building and construction standards

Register of building work orders

To ensure safety and compliance, we issue prohibition, stop work and building rectification orders to fix serious defects or non-compliance in residential buildings. 

Regulate class 2, 3, and 9c

We enforce and regulate building work on class 2, 3 and 9c buildings. Practitioners must register and declare compliance to meet industry standards.

Undertakings in building and construction

We use undertakings to help improve the practices of developers, design and building practitioners, and certifiers. Person giving the undertaking acknowledges work or practices are not up to standard and agrees on actions to resolve them.

Resolving serious defects in residential apartment buildings

Through Project Intervene, we help owners corporations get their serious building defects resolved through a structured and efficient process. Registrations are now closed.

Replace flammable cladding

We are supporting affected strata communities to remove combustible cladding on high-risk residential apartment buildings.

We conduct audits on buildings, developers, certifiers, and building practitioners to provide confidence, quality, safety and trust in the residential building industry in NSW.
