First Home Owner (New Home) Grant

First home buyers who are building or buying a newly built home may be eligible for a $10,000 grant to put towards the purchase price.

First home buyers who build a new home or purchase a brand new or substantially renovated property can receive a $10,000 grant.

How it works

The grant is only available for homes that no-one has lived in before.

It can be a house, townhouse, apartment, unit or similar that is newly built, purchased off the plan or has just been substantially renovated.

The grant is not means tested and you do not have to pay tax on it.

Eligibility

To be eligible for the program, first home buyers must be:

  • 18 years or over
  • an Australian citizen or a permanent resident of Australia
  • purchasing their first home
  • planning to live in the home for 12 months.

How to apply

You can apply for the First Home Owner (New Home) Grant through your bank or financial institution when you’re arranging finance.

You'll need to provide documents to prove your identity and contracts for your property purchase when you apply.

Property types and price limits

$750,000

Home and land package

The price limit factors in:

  • vacant land purchase price
  • value of comprehensive home building contract
  • cost of any variations during construction.

The package must therefore include an eligible building contract.

$600,000

Newly built residence

This could be a:

  • house
  • townhouse
  • apartment, unit or similar.

It includes ‘off the plan’ purchases.

$600,000

Newly renovated

This means a substantially renovated home, which must:

  1. be mostly removed or replaced
  2. not have been occupied by the seller, builder or a tenant prior to, during or after the renovations
  3. not have been previously sold, since the renovations were completed.

Existing homes

If you are purchasing an existing home, you can't apply for the First Home Owner (New Home) Grant.
